Buying your first home is a big decision. This checklist keeps the process organised.

1. Fix your all-in budget

Add stamp duty and registration charges (these vary by state), GST on under-construction property where applicable, parking, club and maintenance deposits, and interior costs to the base price.

2. Shortlist locations by daily life, not hype

Map your commute, schools, hospitals and markets. Visit the area on a weekday and in the evening.

3. Check the project's RERA registration

Look up the project on the official state RERA website. Compare the promised possession date, approved plans and carpet area with what you are being told.

4. Understand the payment plan

Construction-linked plans tie payments to progress. Read the schedule and the builder-buyer agreement carefully.

5. Review documents with a professional

Title, approvals, allotment letter and agreement for sale should be reviewed by a qualified lawyer.
